Notices & Oregon Law
Lease enforcement and Oregon compliance
A lease only protects you if someone enforces it, and Oregon's rules on notices, rent increases and terminations leave little room for improvisation. We handle the enforcement and keep the paper trail that makes it stick.
What's included
- Protective rental contract on every tenancy
- Lease violation notices, documented
- Oregon-compliant rent increase notices
- Renewals and end-of-tenancy notices
- Statewide rent-cap rules applied correctly
- Records retained through the tenancy
What enforcement looks like
- Violation identified through an inspection, a neighbor, or a tenant report
- Written notice issued on Oregon's required form and timeline
- Cure period tracked and follow-up documented
- Escalation handled in coordination with you and, where needed, counsel
Rent increases and renewals
Oregon caps annual rent increases and sets notice requirements, with an exemption for newer construction. We calculate the allowable increase, issue the notice correctly, and time renewals so a lease never quietly lapses into a worse position.
Documentation
Every notice, inspection and communication is kept on file. If a tenancy ends badly, the record is the difference between a defensible position and a costly one.
